Requirement sourcing and site selection.

Most searches start with an area and a locality, and produce a long list of buildings that are wrong for the operation. We start with how the site will run, write that down as a specification, and search the whole market against it.

What we do

  • Translate operations into a written building specification
  • Search available, under-construction and unadvertised stock
  • Screen out options that fail on access, approvals or building
  • Arrange and accompany site visits

What you receive

  • A specification your team can sign off
  • A comparison of shortlisted buildings on one sheet
  • Site visit notes against your must-haves
  • A clear recommendation, with reasons

02

Lease advisory and negotiation.

The rent gets everyone's attention. The terms that decide what the building really costs, and how much freedom you have later, often get less. We negotiate the whole document with your operations in view.

What we do

  • Prepare the negotiating position with your team
  • Negotiate rent, deposit, escalation and lock-in
  • Secure fit-out periods and landlord works with dates
  • Protect renewal, sub-letting and exit options

What you receive

  • A term sheet that reflects what was agreed
  • A clause-by-clause note on the commercial points
  • Landlord works listed against handover dates
  • One adviser speaking to the landlord for you

03

Documentation coordination.

Title, approvals, term sheet, lease deed and registration involve several parties and many drafts. We keep them moving, collect what your counsel needs, and make sure the final document matches what was negotiated.

What we do

  • Collect title and approval documents for review
  • Track drafts and comments across both sides
  • Reconcile the deed against the agreed term sheet
  • Coordinate stamping and registration steps

What you receive

  • One document pack for legal and finance
  • A tracker of open points and owners
  • A signed lease that says what was agreed
  • A handover date everyone has confirmed

We coordinate the process. Legal advice on the lease remains with your counsel.

Built-to-suit and expansion advisory.

Some operations need a building that does not exist yet. Others are outgrowing the one they have. We help you specify what to build, compare developers and land on a like-for-like basis, and contract with dates and standards that hold.

What we do

  • Write the technical and commercial brief for developers
  • Compare proposals on the same basis
  • Negotiate the agreement to lease and delivery milestones
  • Plan expansion or consolidation across sites

What you receive

  • A brief developers can price accurately
  • A side-by-side comparison of proposals
  • Delivery dates and specification in the contract
  • A site plan that fits the next phase of growth

Not sure which service you need?

Most clients start with a short conversation about the operation. We will tell you which parts of the process we can help with, and which you can run yourself.
